1. Term
Lessor leases to Lessee the storage space located at 4311 N. Roosevelt Rd Unit #___. The Lease will commence on ________________ and will continue a month-to-month tenancy until such time as it is terminated by either party.
2. Rent
Lessee agrees to pay $_______ in advance on the 1st day of each month to Lessor at the address noted above. On the 12-month anniversary of this lease there will be an adjustment for inflation.
3. Security Deposit
Lessee shall give the Lessor a security deposit of $_______ as security for the performance by Lessee of the terms of this Lease and for any damages caused by Lessee, its agents or visitors.
4. Termination
Either party may terminate this Lease by providing 30 days written notice to the other party by US mail to the address listed in this lease.
5. Use of Premises
Lessee will use the premises for the storage of Lessee’s possessions. The use of electricity for any purpose other than lighting is prohibited. Lessee shall not use the property for any illegal or otherwise prohibited activities.
6. Dangerous or Illegal Materials
Lessee shall not keep or have on or around the premises any items that are dangerous, explosive, flammable, or illegal.
7. Security & Liability
Lessee understands that Lessor does not provide any security or security systems for the premises. Lessee’s possessions will occupy the premises entirely at the risk of the Lessee. Lessee should, at his or her own expense, obtain insurance for the possessions stored at the premises.
Lessee releases Lessor from any loss, damage, claim, or injury resulting from any casualty on the premises regardless of the reason. Further, Lessee agrees that Lessor and all associated owners, agents, and employees shall be held harmless for all injuries and damages occurring inside or outside of the premises.
8. Maintenance
Lessee will, at Lessee’s sole expense, keep and maintain the premises in good, clean, sanitary condition, and in a safe working environment during the term of this lease and any renewal.
9. Assignment and Sublease
Lessee shall not assign or sublease any interest of this lease.
10. Governing Law
This Lease shall be governed by the laws of the State of Michigan.
11. Entire Agreement
This Lease contains the entire agreement of the parties and there are no other promises or conditions in any other agreement, whether oral or written, concerning this Lease.
12. Waiver of Contractual Rights
The failure of either party to enforce any provision of this Lease shall not be construed as a waiver or limitation of that party’s right to enforce and compel strict compliance with every other provision of this Lease.
IN WITNESS WHEREOF, this Lease has been executed and delivered in the manner prescribed by the law as of the Effective Date first written above.
